Not with us. Our modular designs are architect-led, featuring high-end materials, thoughtful layouts, and natural light - just like our traditional builds.
Not always. Kit systems save on transport and crane hire, but costs depend on site complexity, finishes, and local labour availability.
All methods follow the same council planning process. However, modular and kit builds can often be installed quicker once approvals are in place.
Yes – we provide a start-to-finish service including site assessment, planning, approvals, and construction.
Although planning permits are no longer required for most small second homes as of December 2023, you will still need a building permit to ensure compliance with safety and building standards.
A council or accredited certifier can certify granny flats as complying development without the need for a development application (DA).

This Custom Design provides a flexible studio/sleepout with ensuite and an adjacent terrace for parking and outdoor entertaining. Raw, robust materials including recycled bricks and concrete reflect the laneway vernacular, while the green roof adds a lush view from the main house.
Please send your questionnaire (via ‘Discuss your project with us’) and we’ll review your property information and conduct a desktop feasibility study, based on the information provided.
You will then receive an email explaining our advice with the opportunity for an online meeting to further discuss the design/s and cost estimate/s.
We’ll also advise on our proposed building methodology and appropriate contractor for your project.
Finally, if you’d like to proceed we’ll provide a Fee Agreement to complete your Mini Home design & documentation (refer Stages 2 & 3).
Upon procurement of a land survey, we’ll confirm siting and present your Mini Home design and building quote for your approval.
Design documentation includes plans, a 3D model, and selections schedules outlining all materials, windows, interior finishes, fixtures, fittings and equipment.
With your approval we’ll proceed to Stage 3.
Our team will complete the building documentation and coordinate the inclusion of all consultants' documentation (including engineering and arborists report if required) for procurement of the Building Permit (from our licensed Building Surveyor) and Building Contract.
Our builder partner will then provide you with the Building Contract for approval, so they can start on site!
Our builder will prepare your site and services for the installation or on-site construction of your Mini Home.
Once complete, we’ll arrange certification and hand over the keys!
